One coordinated process. Local professional support. Clear next steps.

Buying abroad means dealing with an agency, a bank, a lawyer, a notary and a valuer at the same time — often in another language and under unfamiliar rules.

With us you have a designated coordinator who organises communication, documents and deadlines and introduces you to the right local professionals. Legal, lending, tax and valuation decisions stay with the specialists responsible for them. Our job is to make sure they have what they need on time — and that you always know what happens next.

  • One coordinated process

One contact for everyone involved. No repeating the same information to five different people.

  • Local professional support

Agencies, mortgage specialists, lawyers, notaries, valuers and accountants — chosen to suit your case and country.

  • Clear next steps

After each stage you know what's done, what's next and what's needed from you.

Does this sound familiar?

Most of our clients come to us in situations like these.

  • You work in London, you've found a flat in Varna, and you don't know whether a Bulgarian bank will accept your income.
  • You have a link from an agency and want the checks done before you pay a deposit.
  • You're considering a UK investment and want realistic numbers for costs and rent — not promises.
  • You've found a house in Greece but don't know the local procedure or speak Greek.
  • You're buying with your own funds and want to be ready for questions about where they came from.
  • You can't travel often and need someone to keep every party in step.

What we coordinate

Scope is agreed case by case. It typically includes:

  • An initial conversation about goals, budget and timing.
  • Search coordination, or support with a property you've already chosen.
  • Communication with estate agencies.
  • Gathering income and financial documents.
  • Mortgage enquiries through appropriate specialists.
  • Coordination with lawyers, notaries, valuers and surveyors.
  • Tracking milestones and deadlines through the transaction.
  • Introductions to tax advisers, builders and other specialists where needed.

How the process works

  1. Free first conversation

We talk through your goals, budget, financing and timing.

  2. Individual scope, fee proposal and engagement

You receive a written proposal covering the scope, commission and terms.

  3. Property selection and financing preparation

We search for or review properties — including other agencies' listings — and, where relevant, prepare documents for finance.

  4. Checks by the appropriate professionals

Legal, technical and valuation checks before any binding payment.

  5. Coordination through signing and completion

Documents, dates and each party's obligations kept in step until ownership transfers.

  6. Optional support after purchase

Management, letting, renovation or tax matters — agreed separately.

A transparent commission

Service commission

1.5%

Service commission: 1.5%. The specific scope, calculation basis, applicable taxes and payment terms are set out in your individual proposal and contract.

  • The first conversation is free and doesn't commit you to anything.
  • Before any work begins, you receive a written proposal setting out the scope and terms.
  • Third-party costs — purchase taxes, legal and notary fees, valuations, surveys, bank charges — are not included in the commission. We identify them separately so you can plan for them.

Core service and optional support

Core service

Coordination from the first conversation through to signing and completion: documents, communication, checks and deadlines.

Optional, agreed separately

Property management and letting, renovation, ongoing accounting and tax support. These aren't part of the core service — we can introduce providers, subject to location, availability and agreed terms.

Frequently asked questions

Can I buy property in Bulgaria with UK income?

Yes. Many buyers use savings, and some apply for a Bulgarian mortgage based on income earned abroad. Whether your income is accepted, and on what terms, depends on the bank, the type of income and the documents you can provide. We help prepare and coordinate the application documents through the appropriate specialists. The final decision and terms are set by the bank.

Do I need to have chosen a property already?

No. We can start from your goals and budget and coordinate the search with local agencies. If you've already chosen a property, we start from that.

Can you help with a property listed by another agency?

Yes. We don't have a catalogue you have to choose from. Send us the link — from an agency, a portal or a private seller — and we'll discuss the checks and steps needed.

Will I need to travel?

Much of the communication, paperwork and coordination can be handled from abroad. Some steps — a viewing, signing before a notary, opening a bank account — may need you in person or a power of attorney. You'll know in advance which apply to you.

What does the service include?

A designated coordinator who organises communication, documents and transaction milestones, and introduces you to the right professionals: agencies, mortgage advisers, lawyers, notaries, valuers, surveyors and accountants. The exact scope is set out in your individual proposal.

How is the commission set?

The service commission is 1.5%. The specific scope, calculation basis, applicable taxes and payment terms are set out in your individual proposal and contract. The first conversation is free.

What other costs might there be?

A purchase usually involves costs outside our commission: purchase taxes and duties, legal and notary fees, registration fees, valuations or surveys, bank charges and transfer costs. They vary by country and transaction. We identify them separately so you can plan ahead.

Do you guarantee mortgage approval?

No. Approval and terms are entirely for the bank or lender. We help you prepare a complete, well-organised set of documents and introduce you to specialists who can assess your situation.

Do you offer management after the purchase?

Property management isn't part of the core service. If you're interested, we can introduce suitable providers. This is agreed separately and depends on location, availability and agreed terms.

Who will be my main contact?

Your designated coordinator from our team. She stays in touch with you and with the professionals involved, and keeps you updated at every stage.
