Bulgaria
Buying in Bulgaria while living in the UK
For Bulgarians and other buyers living and working in the UK who want a home, holiday property or investment in Bulgaria — using their own funds, a mortgage, or both.

Two ways to fund the purchase
With your own funds
Buying with savings is usually quicker, but it isn't paperwork-free. Banks, notaries and lawyers are required to check the source of funds. We help you prepare the explanation and evidence in advance so nothing stalls.
With a mortgage based on income abroad
Some Bulgarian banks consider applications based on UK income, but requirements on income type, employment history and deposit vary. We help prepare and coordinate the application documents through the appropriate specialists. The final decision and terms are set by the bank.
The questions we hear most
- Can my UK income support a Bulgarian mortgage application?
- It can, depending on the bank and your profile. Banks usually look at the type and stability of income, employment history, existing commitments and the size of your deposit. We'll introduce you to a mortgage specialist who can assess your situation. A credit report on its own doesn't establish eligibility — the decision is the bank's.
- What documents will I need?
- Typically ID, proof of income — for example payslips, a P60 and an employment contract, or tax returns if self-employed — bank statements and evidence of the source of funds. The exact list is set by the bank, notary and lawyer. Please don't send documents through the website form; we'll request them securely when they're needed.
- Who checks the property and coordinates the transaction?
- The lawyer checks title, encumbrances and the property's paperwork. The notary executes the sale by notarial deed. With a mortgage, the bank arranges a valuation. We coordinate timings and communication between them and you.
- Can I organise much of the process from the UK?
- Much of it, yes: communication, documents and checks. Some steps may require you in person or a notarised power of attorney. You'll know in advance which ones, so you can plan a trip if needed.
What we coordinate
- A conversation about purpose, budget and funding
- Search through agencies, or review of a property you've chosen
- Checklist for income and source-of-funds documents
- Introduction to a mortgage specialist
- Coordination with lawyer, notary and valuer
- Timetable through to signing the notarial deed
Worth knowing
- Whether you can own land depends on your citizenship and the type of property. The lawyer checks this at the outset.
- Notary fees, local purchase tax and registration fees aren't part of our commission.
- Buying with your own funds doesn't remove source-of-funds checks.
