How we work
Six clear steps, from the first conversation to the keys. At every stage you know what your coordinator is doing and who makes the decisions.
Free first conversation
We talk through your goals, budget, financing and timing.
- What your coordinator does
- Listens, asks the right questions and explains which professionals are usually involved in a purchase like yours.
- Who decides
- You decide whether to go ahead. The conversation doesn't commit you to anything.
Individual scope, fee proposal and engagement
You receive a written proposal covering the scope, commission and terms.
- What your coordinator does
- Prepares the proposal around your case and answers your questions about it.
- Who decides
- Work begins once you accept the proposal and we sign an agreement.
Property selection and financing preparation
We search for or review properties — including other agencies' listings — and, where relevant, prepare documents for finance.
- What your coordinator does
- Liaises with agencies, arranges viewings, builds your document checklist and introduces a mortgage specialist.
- Who decides
- The bank or lender assesses the application and sets the terms.
Checks by the appropriate professionals
Legal, technical and valuation checks before any binding payment.
- What your coordinator does
- Coordinates timings with the lawyer, valuer and surveyor and passes your questions to them.
- Who decides
- The lawyer gives legal advice, the valuer a valuation, the surveyor or engineer a condition report.
Coordination through signing and completion
Documents, dates and each party's obligations kept in step until ownership transfers.
- What your coordinator does
- Tracks the timetable, flags deadlines and third-party payments, and keeps you informed.
- Who decides
- The notary or lawyer executes and registers the transaction under the rules of that country.
Optional support after purchase
Management, letting, renovation or tax matters — agreed separately.
- What your coordinator does
- Introduces suitable providers where they're available locally.
- Who decides
- Terms are agreed directly with the provider. Not part of the core service.
Coordination — not a replacement for specialists
Your coordinator
- One consistent contact in your language
- Document checklists and deadlines
- Communication between all parties
- Milestone tracking and next steps
- Introductions to suitable professionals
The specialists
- Legal checks and advice — lawyer or solicitor
- Executing the transaction — notary or lawyer
- Lending decision and terms — bank or lender
- Market value and condition — valuer, surveyor, engineer
- Tax obligations — tax adviser or accountant
The service commission is 1.5%. Third-party costs are identified separately.
