United Kingdom
Investing in UK property from Bulgaria
For buyers and investors living in Bulgaria who are considering UK property — to let, to use themselves, or for family studying or working there.

Four nations, different rules
England
Handled by a solicitor or licensed conveyancer. Purchase tax: Stamp Duty Land Tax.
Wales
A process close to England's, with a separate tax: Land Transaction Tax.
Scotland
A separate legal system: offers and contracts go through Scottish solicitors, and the seller usually provides a Home Report. Tax: Land and Buildings Transaction Tax.
Northern Ireland
Its own legal practice and a local solicitor. Purchase tax: Stamp Duty Land Tax.
Rates, surcharges for non-resident or additional-property buyers, and your tax position in both countries are confirmed by a tax adviser for the specific purchase.
The questions we hear most
- Where should I look within my budget?
- We start from your goal: rental income, long-term growth, or your own use. Local agencies and specialists help narrow down areas, and we coordinate the review of options. We don't hand out a list of 'best areas' — it depends on your numbers and priorities.
- What are the costs of buying and owning?
- Beyond the price: purchase tax, solicitor's fees, a survey, search and registration fees, and bank fees if borrowing. After purchase: insurance, maintenance, council tax depending on who occupies the property, and for leasehold flats, service charges and ground rent. We'll set these out together early on.
- What rental assumptions are realistic?
- We build an estimate with you using information from local letting agents — with cautious assumptions for void periods, management fees, repairs and tax. We don't guarantee returns. The aim is a decision based on a clear picture, not an optimistic scenario.
- Who coordinates legal checks, surveys and completion?
- Your solicitor handles the legal checks and transfer. A surveyor, typically RICS-registered, reports on condition. If borrowing, the lender arranges a valuation. We track the milestones — from accepted offer to exchange of contracts and completion.
- What help is there after purchase?
- If you'd like, we introduce letting and management agents, accountants and tradespeople. This isn't part of the core service and is agreed separately, depending on location and availability.
What we coordinate
- Clarifying goals and budget, including all costs
- Coordination with local agencies on shortlisting
- A realistic estimate of rent and running costs
- A solicitor in the right jurisdiction
- Survey and, if borrowing, the lender's valuation
- Timetable to exchange and completion
Worth knowing
- Buying with your own funds still requires identity and source-of-funds checks.
- Taxes and third-party fees aren't part of our commission.
- No investment guarantees income or capital growth. Comparisons between markets depend on the specific properties and assumptions.
